Prices for flats and maisonettes have more than tripled in the past 10 years By Martin Ellis, Halifax’s chief economist The average selling price of a flat has risen by 203% since 1997 Quarter 1 from £64,503 to £195,382 in 2007 Quarter 1. The increase in the average price of a flat has outpaced the 192% increase for all residential properties during the past decade.

The six major UK house price indices show an average of 8.7% growth for the 12 months prior to October 2006. This is a 0.4 % increase on the previous month. (See Graph 1.)

The average price of a new home fell in September by £2,886, down 1.1% since August. The annual fall of 0.1% is well below falls previously experienced at this time of year and is likely to be due to August’s interest rate rise. Despite this, the price buyers are willing to pay has continued to rise, suggesting that buyers are cautious but confident in the future. Activity is predicted to pick up in the final months of 2006.
